How this works and why it costs you nothing

We are not the developer and we are not a brokerage. We publish what these parcels cost and introduce buyers to the people who own them.

Who is behind this

Jose Calderon lives in Costa Rica and builds software for a living. This site exists because the developments listed here are genuinely good value and their own marketing does not say what anything costs, which means the people who would most want them never find them.

That is the whole business model. There is no office, no sales team and nobody who will call you twice.

  1. You find a parcel here

    Every listing shows the price, the size, the area and the financing terms. Nothing is behind a form.

  2. You ask, we answer

    Send the reference code by WhatsApp or through the form. We confirm with the developer that it is still available and at what price, and tell you.

  3. We introduce you

    From that point you are dealing with the developer directly: the visit, the negotiation, the contract and the money all go through them and through your own attorney.

  4. The developer pays us

    If you buy, they pay us a referral commission of about 2 percent out of their own margin. You pay the same price you would have paid walking in on your own.

What we do not do

We do not hold your money, ever. Deposits go to the developer or to an escrow account arranged by an attorney, never to us.

We do not act as your attorney and nothing here is legal advice. Hire your own lawyer, one with no relationship to the seller. In Costa Rica the notary who drafts the deed is often the seller's; that is legal and normal, and it is still not the same as having someone whose duty is to you.

We do not show the lots ourselves. The developer does that, and they know the boundaries and the paperwork better than we ever will.

We do not mark up the price. If you ever find the same parcel cheaper direct from the developer, tell us, because it means our list is out of date.

Why we tell you about the commission

Because you would work it out anyway, and because a referral site that pretends to be neutral is the kind of thing that makes people distrust the whole category. We have an interest in you buying something. Knowing that is what lets you weigh what we say.

What we try to be careful about is the other direction: telling you when a parcel is not right for you. There is more long term value in one buyer who trusts the answers than in one extra sale.

Fair questions

Are you a licensed realtor?

Costa Rica does not license real estate agents; there is no equivalent of a state licence. That is exactly why you should hire an independent attorney and verify title yourself rather than relying on anybody's credentials, ours included.

Who owns these developments?

Established Costa Rican developers who have been selling in Guanacaste for years. We name them to any buyer who asks; we simply do not build the site around their project names.

Why do you not use the project names?

Because the site is organised around places rather than brands, which is how buyers search. If you want to know which development a specific parcel belongs to, ask and we will tell you.

Can I just go direct?

Of course, and it will cost you the same. What you get here that you do not get there is the price, in writing, in a currency you think in, next to every other parcel on offer.

This is a referral site. The developments belong to their developers; the commission is paid by the developer, not by the buyer.
