What "cheap" means here, and what it does not
Cheap in Costa Rica means inland. The entire premium in this country is coastal, and it is steep: the same money that buys an eighth of an acre within walking distance of the Pacific buys well over an acre forty minutes inland. Everything on this list is inland, in Guanacaste, between twenty minutes and an hour from the water.
Cheap does not mean untitled, and this is the distinction that costs people money in Costa Rica. There is a large market in land that is sold as a right of possession rather than registered title, or as shares in a corporation that owns a farm, or as a concession in the maritime zone. Those are all legitimate things in their place and none of them is what you think you are buying when you wire the money. Every parcel on this list is titled land registered at the Registro Nacional with its own cadastral plan.
Cheap also does not mean finished. A cheap lot is usually cheap partly because you are the one who will bring in the water line, the meter, the driveway and the fence. Ask what is at the boundary today, not what is planned, and read the water guide before you assume.
How to read the price per acre column
The price per acre is the only honest way to compare a quarter acre building lot against a one and a quarter acre parcel. Smaller lots almost always cost more per acre, because a serviced building lot in a fenced sector is a different product from a bare parcel on a rural road.
When you see two parcels of the same size with very different prices per acre, the gap is usually elevation, access or utilities, in that order. Ask; it is a short conversation and it is the one that tells you whether the cheaper one is a bargain or a problem.
About the prices
What is the cheapest land you have?
Whatever is at the top of the table above. That list is generated from the current price file, so it is the same answer we would give you on the phone.
Why do some parcels say "price on request"?
Because the developer has not published one for that sector yet, and we would rather show that plainly than invent a number. Ask and we will send whatever the current list says.
Can I negotiate?
Sometimes, on cash purchases and on the last few parcels in a phase. The listed price is the developer's price; we do not mark anything up.
Is there a minimum purchase?
No. Most buyers take one parcel. Buying two adjacent ones is possible where they are still available and is worth asking about early, because they go separately.
