The five areas here split cleanly into three decisions. Bagaces and Liberia are about access: highway frontage, twenty five to forty minutes from the airport, flat, hot and dry, and the cheapest way to be close to everything.
La Fortuna de Bagaces and Miravalles are about elevation and green. Several hundred metres up the volcano, cooler at night, hot springs and rivers nearby, and the sector where a rental cabin is a real business rather than an idea. The land is a little more work to reach and a great deal more pleasant to sit on.
Playa Blanca at Punta Morales is the beach decision, and it prices like one. A smaller lot for more money, on the calm inner Gulf of Nicoya rather than the open Pacific, because what you are buying is the walk to the water.
One thing worth saying plainly: none of these are inside a tourist development with a golf course and a clubhouse. They are lots in and around working Costa Rican towns. That is what the price reflects, and for most of the people who write to us, it is what they were looking for.
Choosing an area
Which area is cheapest?
Consistently the inland ones: La Fortuna de Bagaces and Bagaces. The cheapest parcel on the whole site is normally in one of those two, and the price per acre gap against the beach area is enormous.
Which area holds value best?
Nobody honest will promise you that about raw land. What can be said is that proximity to Liberia airport is the factor that has driven values in this province for twenty years, and every area here is inside an hour of it.
Can I see several in one trip?
Yes, easily. The furthest two are about an hour apart. A single day with a rental car covers the inland areas comfortably.
Do you cover the rest of Costa Rica?
Only these five so far, four in Guanacaste and one in Puntarenas. We would rather know five areas well than list two hundred badly. If you are looking somewhere else in the country, say so and we will tell you honestly whether we can help.
