Why the airport changes the maths

Liberia airport, LIR, takes direct flights from Houston, Dallas, Miami, Atlanta, Newark, New York, Charlotte, Chicago, Toronto and Montreal, among others, with the schedule thickest between December and April. From much of the eastern United States it is a single flight of four to five hours.

That is what separates Guanacaste from the rest of Costa Rica for somebody who wants to come down several times a year. Land three hours from San José by road is cheap for a reason. Land forty minutes from an airport with a direct flight home is a different proposition, and it is the reason values in this corner of the country have held the way they have.

Liberia itself

Liberia is the provincial capital and the practical centre of northwest Costa Rica: two hospitals, a public university campus, several supermarket chains, hardware and building suppliers, car dealers, and the largest concentration of professionals in the province, including the notaries and attorneys you will need to close on a property.

It is a real city rather than a tourist town, which people either find reassuring or dull. What matters for a landowner is that everything a build needs, from concrete to a surveyor, is available there rather than three hours away.

Why not buy in Liberia itself

You can, and it costs considerably more. Land inside the city and along the corridor toward the beaches has been priced as development land for two decades. The parcels here are twenty to forty minutes further inland, which is the whole difference in price, and still close enough that the city is an errand rather than a trip.
