Land in La Fortuna de Bagaces

Not the La Fortuna you are thinking of

There are two places called La Fortuna in Costa Rica and travel articles almost always mean the other one, the town below the Arenal volcano in San Carlos. This is La Fortuna de Bagaces, a rural district in Guanacaste on the southwest flank of Miravalles. Same name, different province, and a fraction of the land price.

The confusion works in a buyer's favour. Arenal has been discovered for thirty years and priced accordingly. Miravalles has the same geothermal ground, the same hot rivers, the same volcano silhouette out the kitchen window, and almost none of the attention.

Why the elevation matters

The lower parcels sit on the plain where Guanacaste is hot and dry. Climb a few hundred metres toward the volcano and the temperature drops several degrees, the afternoon breeze picks up, and the dry season stops being punishing. People who have spent a February in the lowlands understand instantly why the higher sectors ask a little more.

It also changes what will grow. At this elevation coffee, citrus, avocado and every ornamental you can name do well, which matters if the plan is a garden rather than only a house.

Geothermal country

Miravalles is one of the largest geothermal fields in Central America, and the national utility has generated power from it since the 1990s. For a buyer the visible part is the hot water: thermal rivers and hot spring resorts within minutes of most of these parcels, and the constant slow tourism they bring to the district, which is what makes a rental cabin here a business rather than a hobby.

What is here and what is not

What is here: pavement to most sectors, electricity along the main roads, small sodas and pulperías, a school, and neighbours who mostly farm. What is not here: a supermarket chain, a hospital, or an English speaking anything. Bagaces is twenty minutes away for groceries and Liberia is under an hour for everything else.
